How the two Texas foundation types differ — and how each is repaired.

Texas homes sit on one of two foundation types: a concrete slab poured directly on the ground (common in homes built since roughly the 1960s) or pier-and-beam, which raises the house on piers and beams over a crawlspace (typical of older homes). They behave and get repaired differently — slabs are lifted and stabilized with piers, while pier-and-beam foundations are shimmed and re-leveled from the crawlspace. Here's how the two compare.

Slab foundations

A slab foundation is a single pad of concrete poured directly on the prepared ground, and it's been the standard for Texas homes since around the 1960s — simpler and cheaper to build. The trade-offs: the plumbing runs through or under the slab (so leaks mean a slab leak), and the whole pad moves with the clay. Slabs are repaired by driving piers down to stable soil to lift and stabilize the settled areas.

Pier-and-beam foundations

A pier-and-beam foundation raises the house on piers and wooden beams over an accessible crawlspace — the norm for older homes. The upsides are easy access to plumbing and wiring and a bit of natural flexibility; the downsides are potential wood rot, crawlspace moisture, and settling piers. They're repaired by shimming and adjusting the supports and adding piers where needed.

How each is repaired

The two types call for different repairs. A slab is stabilized with exterior and/or interior piers (concrete or steel) that lift the settled sections back toward level. A pier-and-beam foundation is re-leveled from below — shimming or replacing failing supports and managing crawlspace moisture. Both aim to restore support and stop movement.

Which is better?

Neither is simply "better." Pier-and-beam offers access and some flexibility; slab is simpler, cheaper, and the modern standard. What they share is our expansive clay soil — both types move with moisture, so both benefit from the same moisture management (drainage and watering) that protects any North Texas foundation.
